General Summary:


The Facilities Maintenance Technician reports to the Facilities Manager and is responsible for Electrical and general maintenance of all Charlotte based Facilities. This position will require driving between all Charlotte sites, knowing/understanding all the spaces and the rules/services provided by each Property Management firm.


Areas of Responsibility


·Electrical


·Install electrical outlets, within building code standards, in a corporate environment


·Trace unmarked outlets to panels and have them properly labeled


·Troubleshoot electrical issues within furniture panel systems


·General plumbing


·Removing clogs


·Repair minor leaks


·Preventative maintenance for floor drains and waterless urinals


·General carpentry skills


·Mount items item(s) to walls with the proper hardware ensuring weight does not become a safety risk


·Remove/reconfigure office furniture


·Fix basic door hardware (closers, crash bars, etc)


·HVAC / Refrigeration Preventative Maintenance


·Swap out of filters


·Tighten belts


·Cleaning of coils


·Other General Maintenance


·Annual inspection of all Emergency Egress lighting


·Monthly inspections of fire extinguisher levels


·Identify areas of risk from a safety perspective throughout the properties


Physical Requirements:


·Required to stand, walk, climb, stoop, kneel, crouch or crawl for long periods of time


·Lift and/or move up to 50lbs
